Over the past 12 months, the Gumala Trust has carried out a careful review of all properties and tenancy arrangements. This work is important because these homes are funded by Beneficiary money, and we have a responsibility to make sure they are well‑managed, well‑maintained and financially sustainable for you.
Improved financial performance
Since the Gumala Trust resumed management of the property portfolio one year ago, performance has improved a lot. With stronger oversight and consistent processes in place, the properties are now generating almost $1 million more in revenue each year. With our ongoing management, we expect to grow revenue by another $1 million next year, too. The actions we are taking now help to make it sustainable for the future. This is a strong outcome that benefits all of you, as Gumala Beneficiaries.
Money owed – arrears and tenancy management
Since taking over the property management, the Gumala Trust has made strong progress in reducing rental arrears. Over the past year, rent owed through arrears has dropped by more than half, by around $275,000. This has been achieved through regular property checks and the team working directly with tenants to keep payments on track. During this time, the average weekly rent was around $100 per week, helping to keep housing affordable for tenants in need.
Some of the older debts relate to balances inherited from previous management, including debts owed by former tenants. The Trust is working through these carefully and fairly to make sure all Beneficiaries are treated equally.
Repairs and property condition
When the Gumala Trust brought property repairs back in‑house in March 2025, we found a number of homes that needed urgent work, having suffered major damage over the years, under previous management. Our team has been steadily repairing these properties, with 4 full home refurbishments completed since 2025, 3 more in progress, and more to come.
We have also recovered over $1 million in insurance claims for damaged properties. These funds go straight back into restoring and protecting Beneficiary assets, which make money for all of you.
